Conveyancing Charges

Hourly Rates: The hourly rate for the Director in the Conveyancing Department is £280 plus VAT @ 20%.
Our Fixed Fees are arrived at based on various factors - the time involved, difficulty and complexity, monetary values and risks involved.

Estimated Costs:

The exact number of hours it will take for a conveyancing transaction depends on the circumstances in the individual case. However, in the majority of cases, we will agree to act on the basis of a “fixed fee”. Factors that might increase the cost of the service-:

  • legal title defective or part of the property is unregistered
  • building regulations or planning permission has not been obtained
  • crucial documents requested not been provided

 We do not carry out transactions with a value above £2 million.
Our fees cover all of the work required to complete the purchase or sale or re-mortgage, including registration at the Land Registry and payment of Stamp Duty or Land Tax if the property is in Wales.
Stamp Duty or Land Tax payable (on a purchase) will be additional to the price displayed and depends on the purchase price of your property. Disbursements are costs related to your matter that are payable to third parties, such as Land Registration fees and search fees. We handle the payment of the disbursements on your behalf to ensure a smoother process. The following will be additional to the price displayed as there are certain disbursements which are dependent upon the individual circumstances of the transactions or, for Leasehold purchases, set out in the individual lease relating to the Property. The disbursements which can apply, depending on the property you buy, are set out separately below. This list is not exhaustive and other disbursements may apply depending on the individual transaction. We will update you on the specific fees upon receipt of full information relating to the transaction.  You should also be aware that for a Leasehold purchase, ground rent and service charge are likely to apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charge as soon as this we receive this information.
